In the first weeks of January, the Pensions Division Management, Financial Direction of the “Caja Costarricense del Seguro Social”, adjudged an offer by licitation to Araica S.A. for the accomplishment of real estate appraisals, published in the Official Newspaper “La Gaceta” No. 7 of Tuesday, January 10th, 2006.

In the last months, Araica S.A. signed contracts with Mr. Manuel Tanco for the construction of a 500 m2 house in the tourist project of Punta Leona, with a downtime of 9 months.

In the last months the president of Araica S.A., Ing. Carlos Jose Bresciani, was contracted by the “Poder Judicial” to make appraisals in all the country. To the date they have been made more than 15 appraisals.

Expansion of the construction sector in Guanacaste province.

Once passed the "Boom" through the inauguration of the Four Seasons Hotel, the foreign investment especially from United States and Europe has caused an ample expansion of the sector. The main centers of growth appear mainly in 3 zones:

First: Playas del Coco, Playa Bonita and Playa Panama
Second: Playa Potrero, and Playa Flamingo
Third: Playa Grande and Playa Tamarindo.

This growth in errecting buildings also has caused a remarkably increased in the value of lands. For example, lands that 2 years ago could cost $10 /m2, today their price has increased between $50 and $80 / m2.

Of course that the value of the properties depends on their size, topography, accesses and mainly the panoramic view to the sea or their proximity to beaches.

It is expected that the growth of building in Guanacaste stays sustainable in next the 10 years, especially with the recent approval of a navy in the Gulf of Papagayo and the JW Marriot Hotel construction in the tourist project “Pinilla” in the Tamarindo Beach.
